Known locally as "The Stone House", "The Bath House", or just "Lot 14", this cozy castle was originally built in the 70's as part of a family campground. The Stone House was indeed, the campground's bath-house and later converted into a one-of-a-kind 2nd-home on a beautiful 5-acre riverfront parcel at the foot of Ice Mountain. The heat is by baseboard radiators and there's no A/C, but a Mitsubishi Mini-Split heat pump unit would make a lot of sense for year-round heating and cooling. The well water is good, the septic system was built for the camp site and the stars are plentiful at night. Internet is available through Frontier (phone DSL) nd satellite (like Viasat). Soon, Starlink will offer service! Total electric usage in the past year was under $150. For more floor space, the current stone home could be built-onto, or a 2nd-home could be built on the lot overlooking the river area from the top of the bluff. Ice Mountain covenants permit two homes on each lot! Lot 14 consists of a high part, where the stone house is sited (about 800' elevation) and the lower river section, which is at about 766' elevation and within the 100-year flood plain. The home is well out of the flood plain. Between the two sections there's a 30' gentle slope with a walking path that connects to a maze of riverside paths, winding among the towering Poplar trees. Part of the river land is a small island covered in flowering Bluebells in the Spring. The 400' of river frontage also has a gravel beach area (except when water is high) and VERY impressive water flow when it's flowing at full capacity. The river area is a natural paradise, full of river-oriented wildlife (turtles) and the land across the river is owned by The Nature Conservancy, which has been entrusted to conserve the unique flora living at the vents of the small ice caves at the foot of Ice Mountain. The Ice Mountain community has it's own suspension foot-bridge with deeded access for Ice Mountain Owners to The Nature Conservancy land just a short walk from the Stone House. Trails take you past the famed ice air-vents and then 450' above the North River to Raven Rocks, a favorite local hike for an unforgettable view. Another suspension foot-bridge connects a 2nd section of the community, along with a low-water bridge for vehicular traffic. Across the road from the front of the Stone House, behind a rustic split-rail fence, is 4-ac of nicely-maintained common property, which also includes a regularly-used picnic area. The Ice Mountain community is a gated community of just 44-lots and friendly owners, mostly from the DC Metro area, just two-miles from 'downtown' Slanesville, which includes a post office, fire dept, nice restaurant, convenience store & deli, hardware & appliance store and gas station. If Slanesville doesn't have it, then you probably don't need it! This is country living at it's best. Notes: Property bein sold "as-is", although some repairs and upgrades are currently in-progress. ALL posted images & maps (over 70) have captions, but some sites don't display them. Also, if mapping the street address, you may have to try Capon Bridge, or Augusta, in addition to Slanesville.
